Call me crazy, but I feel like the wave is going up, not crashing down, and there might still be time ride it.

For those investors on sidelines with cash and waiting for the tidal wave of foreclosures, will not materialize. 

I assumed he would take a commission but the first deals would be so small, I believe he is going to just wave them as a favor to me.Obviously a great deal from my standpoint but I feel uncomfortable with him doing all the work and not getting reimbursed for his time and effort - and he's essentially giving up a deal that he could take himself. 

It should be an absolute wave because its such an obvious decision if you look at the numbers.

The walls "look" like a stone, however the bead wasn't spread around so there's waves and squishes when you press on it.

For A/C: My HVAC guy is one of my mentors and the first time I screwed this up by sitting on my hands and waiting for him to get to me during a heat wave he called me up and set me straight.

Some local authorities are good and others are horrible.The case worker assigned for Section 8 can be good or sometimes awful.Some say the section 8 tenants will keep the place up as to not make waves getting the free rent.
