I’ve been studying this market and the trends closely.

Additionally, a year-long study by Mariposa County found no evidence that STRs negatively impact LTR availability.

I always recommend that clients do the cost segregation study prior to the rehab on their property.

Study the market.

(if you study the financials you can try to pull that out)Lesson Learned - The sponsor holding period if too long after initial funding (wire) can really skew Year 1 returns as you can see in my chart.

Cost seg studies have many different price points, depending on the complexity of the property but I would budget a few thousand dollars for a property the size.Regarding material participation, you should check with your CPA or tax advisor but generally speaking yes that would be enough time.
