Also we are building semi custom with very good subs so its not like the cheapo starter build to rent homes that are slapped together our houses are in great shape day one.. but there is always some cosmetics or something does not work right and OEM fix's it or the sub fix's it.. no big deal.

Hey guys,I've been working on a flip for a while and we're almost done with the project with only final items remaining.

There is one business in particular that has been very tempting to try and acquire, but I am not sure the next steps to actually go about doing it.Questions like: Confirming it qualifies for commercial real estate loans (SBA), what type of network (brokers/lawyers/etc) would be needed to appraise and finalize a deal, and where to look for that network.

Finally, the roof has to be lifted in order to create a little bit more space.

As soon as I finally got on bigger pockets I went straight to the forums to ask questions.

It's finally calming down with more listings on the market, and buyers settling down, no longer panicking and needing to jump the second one hits the market.

I will update this post when I get the final result on the deposit.
