Nothing wrong with the Mertzes (landlord) spending all their free time with Lucy & Ricky (tenants) on the I Love Lucy Show but it sure makes it hard to raise the rents to market levels.

So Rick is suggesting a way to tie up the property now, and pay the heir in a safer manner later.
