I have to say the BP podcasts are very addictive and a great way to get yourself into the fast track with investing - In regards to reading real-estate books - I have found that audio books are a much faster medium to get your information in - Your local library should have enough to hold you over, however the most bang for your buck is to listen to the BP podcasts.

Borrowing a book from the library and using resources available for free here on BP would serve you better than a guru course I would think.

Other options include JV/Syndication or partnerships, but again, that is similar to a REIT, so you are back in the S&B space.Some good (but older, with some outdated information, mostly on taxes and secondary market stuff) books on the subject include (all available on Open Library for FREE!)
