I can go in and make sure that any tenant issues, broken blinds, holes in walls, Drawings on walls, etc are documented and had them fixed.  

The Current list for that unit is:New floor boardsDrywall patchingNew paint jobNew counter topsNew bathroom flooringNew tubNew vanity for bathroomNew windowsNew blinds I think that's it for the most part.

But for my loyal long term tenants, I would redo their hardwood floors, upgrade their AC & Heat, Blinds, or any other amenities which would reward their timely deposited rent over the many years they stayed with me.My point, it is about building relationships.

I think one of my biggest problems is that im cheap so when I look at a property I can figure out ball park cost of repairs and I know what I would charge for certains repairs so it tends to blind me a bit I think.

On all my MF properties I install horizontal blinds for windows, and vertical blinds for sliding doors.

I typically have been mass mailing clients by blind carbon copying (BCC) an attached pdf document.I would love to find a software utility where I can not only personalize my emails to my clients by having their name in the "To:" versus "BCC:" but also avoiding attaching documents to the email but having photos and images embedded in the body of the email.I use a gmail account.

Typical: paint, carpet/flooring, appliances, blinds, ....

I make sure to have curtains and/or blinds on the windows, and leave the front/back porch lights on while I'm not there.
