Again, all answers that might be better answered in private.You are correct that a lot of lenders just don't understand how we work as investors but that's why some of us hang out here.

When you do that, you can get better pricing and leaves less room for error.The best advice is to push forward as quick as possible, fail forward, and always continue to introspect on what you would do differently and then ACTUALLY go back and implement that change (easier to say than do).

There's no $$$$ in teaching you how to implement the action items I shared above which is why the higher revenue generating systems are sold, usually to real estate investors who don't know any better. 

I would not ask for a template from anyone, the better the contractor the more professional the contractor the better they are with documentation and getting things in order for templates.

Any special type of flooring that you recommend to make it look better and less maintenance over the time especially when there is turn around of tenants.

My wife and I have good W2 jobs currently so we get better terms with traditional lending in comparison to DSCR lending. 

I keep saying it's making me a better investor and that's probably true.

@Mike Grudzien @Tim Delaney do you guys think it'd be worth joining a credit union in the city I used to live just to get the rate even if I'm out of state now, will they still give a better rate?
