[BLEEP] her for giving honest Realtors a bad name.BTW, if she acted as a Dual Agent without disclosing that fact in writing, that's another major violation that the Department of Real Estate would be very interested to hear about.And another thing - I don't know about the details of the bounced check, but it makes me wonder if she's intermingling client funds with her own.

A wholesaler will find a weak seller with no clue of FMV and he'll offer 60% of that.Once tied up, he will not tell the seller who the true buyer is or what he is paying (hence dual escrows).

I do think the increased due diligence period on a commercial property like a MHP may smooth out some of the associated risk of a dual agency simply because you have time to do great due diligence/inspections/underwriting......But thats just a guess.

God, I'd love a tenant atty to go thru one of these.Then wholesaler has to bury this thru some kind of dual escrow since true buyer isn't supposed to know what seller is selling for and vice-versa.

Yes, you can wholesale while you are in a Ch 13 and you wouldn't be hiding your income because 1) you still have bills to pay and you are allowed to earn money while in bankruptcy, and 2) you are required to provide the courts with a copy of your income tax return each year.Doing a dual close is a different story though because if you do it in your own name, you would likely need the court's permission (ask your bankruptcy attorney to be certain).
