For me, and I know it adds some complications, but I actually wanted to separate my business accounts from my personal. 

No more inexpensive Class C properties OOS for me. 

Evaluate forming an LLC to protect both parties and outline everything in an operating agreement.

Working with an experienced project manager that had an established relationship with a contractor worked at then end for me. 

Scottsdale has been an amazing base for me - so much outdoor beauty, a thriving community, and, of course, a strong real estate market.Since you’re diving deeper into your Johnson City research, have you started looking at specific properties or just keeping an eye on trends for now?

That lasted a few months, but the REC recently released a new bulletin clarifying the legislation and basically saying that bill was meant to stop all forms of "wholesaling" as a business practice. 

But, it would be a no go for me due to the limited days and access to the lake.

I'm learning that's not the case, at least for me, and I think Memphis Investment Properties (M.I.P) is probably one of the better (truly) Turnkey companies. 

Been doing it awhile and there is no reason for me to make all this up.
