I have actually just placed a bunch of signs out in the League City area as I live here and am most familiar with the area.

This home is near it all – the sparkling Gulf as well as Panama City Beach Complex, home of the Little League World Series.

Thats like saying I'm embarrassed to be called successful, winner, champion.  

Champions is top notch in my opinion...they have good classes in person and online.The broker at StepStone Realty out of Austin or Georgetown often does some out of box classes I have not seen anywhere else. 

I live on Long Island and the market is out of my league, so I’m thinking out of state.

My goal is to invest in my area, Southeast Houston, League City, to begin with and will probably to LTR to start.

Also know that commercial loans are typically amortized over a shorter time… typically 20 or 25 years, not 30… so your principle payments are bigger than with a residential 30 year mortgage.I personally think you are WAY out of your league… the lack of that experience would also weigh negatively with a lender.
