We're a non-bank lender (FixnFlip/Bridge) - our rates are 10.95%-11.95% for 12 months and that pretty much market these days (maybe even below market) - 9 months ago we were at 8.95% and even lower in some cases (rates have spiked in such a short time)!

Then pull permits for new fence (if required), demo the old one, have surveyor stake or spike the property line, and like Bruce said, finish side at least a couple inches on your property.She’ll have to engage and pay for an attorney to get you to stop, but that seems unlikely if your survey is correct and not in error.

I can tell you the foreclosure rate in Wake county will go up in about 6 months based on a spike (e.g. doubling Y/Y) in S-T (Substitute Trustee) filings.

A sudden spike can indicate a water leak, an unauthorized tenant has moved in (extra use of shower and laundry), a tenant doing laundry from their home for other people, or extra water has been used for landscaping or to fill a pool.Our water department will give a credit back on the account if a qualified plumber will attest to the fact that excessive water leaked due to broken line and show the repair has been done.

Such as prices rising 250% in the late 70s during a rising interest rate enviorment, we also see the spike in interest rates in about the 90s on this chart at the same time as a spike in interest rates.
