I recommend joining a local Real Estate Investment Club and look to find someone that would be willing to teach you the ropes, do a joint venture etc. and read books that you can pick up at the local book store.

I believe J and Carol Scott wrote a book on negotiating real estate that's available in the BP bookstore.
