If you are not cash flowing at least a few hundred a month per unit, you may have not properly allocated for the associated risks.It is likely a bad time to be a renter on fixed income.

None of them were replaced in the time since.I can allocate some % of rent as capex, but it would make sense only if the upcoming repairs/upgrades are atleast a couple of years out if not more.

For example, I believe my maintenance/cap ex allocation is accurate but most people would find them to be very conservative (I suspect they have not spent the effort calculating the estimate that I have).Related to expenses, the 50% rule really is not a rule but a guidance.
