To add to the good information you already received, if you can qualify for a  traditional bank or even credit union loan great, because your rate, fees, and terms will most likely be much better than a hard money loan. 

Go to the local credit unions, the local one and two branch banks.

Most small banks and credit unions will do portfolio, or commercial loans.

I’m African America and it’s sad one has to think like this but I’m black and I know my appearance is gonna frighten off some older white couple, how do I avoid that?

It's a semi-large bank and working with a local credit union seems more appealing (plus the added benefit of proving him completely wrong). 

If you haven't already, I would recommend finding a real estate agent that you trust, and also start talking to lenders (banks, mortgage brokers, credit unions, etc.)
