I've been considering one of these as well because it's going to be a few years before I can build my outdoor kitchen with wood fired pizza oven :-) and even then, I'm not firing it up in the winter!

In your guys' experience, what is the average ARV of a SFH and Duplex in Winter Garden?

Does anybody have a worksheet showing the calculation of how you calculated the ARV of a recent purchase SFH and Duplex in Winter Garden that you can share with me?

I do not have any personal experience with a property without off street parking but I do know that trying to park in the street in the city during the winter months can be difficult to say the least.

Forest Service, this means I'm gone a lot in the summers. 

I recently sold a 3 unit in the Forest Park neighborhood here in Chicago where the buyer is going to Air bnb the attic unit. 

Since you asked...Our focus for this winter/spring is a mixed use project...we bought a hotel built in 1870 through a purchase money mortgage...we're adding 3 high-end guest suites for a BnB, building in a 2BR apartment for stable cash flow, and opening a gallery for the local artist community...we have plans for a tap room or wine bar in the future at the same site as well...

PS having vacancies in the winter where I live at least sucks because fewer people are looking for apartments.

Can't imagine surviving a winter in Maine without sufficient heat and insulation from the cold.
