I'm looking to volunteer and help any agent/investor much as I can in my spare time. 

I'm looking to volunteer in my free time with whatever it is you may need to learn more about real estate investing and the process of buying a home is. 

They may volunteer that the seller knew of the problem. 

If you want to buy rentals, find someone who is a full time buy and hold investor and volunteer/work for them.

I am total newbie to this and volunteered to help my elderly uncle to navigate the process.What are the things to take into consideration during this time, what are the legal ramifications selling a house during covid.

Possibly work (or even volunteer) for an experienced person that's an active player in real estate.  

This would be volunteer only.

Another option would be volunteering to help a local investor in your area free of charge.

Do not expect the same level of service we get until you have done multiple loans.This is items that our mortgage broker has done for us in addition to getting us the loan: volunteered to be the escrow so that we could enter escrow on a weekend, had a contact do preliminary title searches for auction properties at no cost to us, providing us free access to a comp service that provides a property value as well as the comps used in determining that value, provided us contracts for purchases without an RE agents, and providing us free access to a skip tracing like function.
