A lot of student rentals even here in an extremely tight market are offering concessions like free month (or $250 off), free wi-fi, free tv or whatever at this late stage in the season.Advertise in the school common area, near mailboxes or whatever in addition to the standard ways.This certainly doesn't happen to everyone so I hope it hasn't discouraged you from investing @Jem Jacala!

If your retirement utterly depends on having adequate cash flow from your properties, any downturns will cripple you.

Interested in how to rehab properties and buy and hold for rental income and also to assist other sellers who need an interior decorator to organize, stage and prepare pictures for their open house. 

We gutted house installed a 98% energy efficient forced air furnace multi stage.

I know the lender is Citibank the deed is subject to their foreclosure but according to the tax records it's been in this stage for 6 years already.I want to purchase the place so I can eventually rent it out.

Backyard was the same way.Next door there was a property that was almost exactly the same but was in the final stages of finishing.

Next time, we'll be more patient and wait until it is completely finished and staged.
