Hi @Thomas Henry this may vary for different people depending on their risk tolerance and urgency. 

Oddly, I do tend to thrive more in crisis when the stakes are high and the urgency is astronomical and while I'm thankful for that instinct, I don't enjoy it.

@Giovanni Montesclaros If someone is "about to lose their home to auction within the next couple of months" there is zero urgency. 

What is the sense of urgency to have him sign up so far in advance?

The 10th - 20th is the sweet spot where renters feel the urgency of making a decision but still aren't desperate)

The number of price changes and how far apart they are lets me know the urgency of the buyer.

The key is to find an agent who enjoys working with investors and will follow your lead, fight for your interest and work quickly with a sense of urgency.

They take forever to respond, cannot secure contractors to make repairs, & their general lack of urgency is a major issue for me.

The answers to those questions might dictate the urgency of the situation.
