Flawed logic and flawed math here.

If you know the cities or towns near you you are likely to find better deals and hidden gems that other may not have uncovered. 

Doesn't surprise me, I've uncovered some of the sloppiest builder-work over the years while gutting/rehabbing.

@Chase Louderback I go back and forth on this strategy but in general unless they are completely unrealistic I do not show them underwriting or due diligence, only glimpses of what I uncover.

If the person is personable (like my attorney was), they will get good reviews whenever things are simple and easy and their flaws don't matter.

Something to keep in mind... if you're renting a unit within a building, have women tenants and you decide to give this guy a chance, this could possibly be problematic in the future if any of those tenants (or even neighbors) check his background and uncover the same info you did. 

The arrangement seems inherently flawed; for, let's say, $200/month how much attention can they be expected to put towards your property?

Everyone can't buy a 500k house, ain't gonna happen.The 2nd point - the whole "this time is different" because of no Subprime, etc, is flawed, when we were listing REO's right up until 2019, at LEAST 50% were people with good loans, who strategically defaulted. 

COVID has uncovered a risk that previously I had not considered. 

Current living situation will tell you if you are getting consolidating households and number of vehicles is something I like to ask because it uncovers multiple singles and hoarders in my area.
