Permits are basically only pulled for electrical and plumbing of if they get caught.. its the only way to make the rental houses cash flow in many of those markets.On top of that licened contractors many times simply wont work on those type of properties there is no money in it for them..

There is usually not much that compares with what we offer, so we only compete apples to oranges, so incentives are not a good tool for us.The types of tenants we want (multi year) also respond better to an adjustment in rent than an incentive.

You usually can do these loans with NO points, you just need to work with a broker who has access to dozens of lenders as there are plenty of lenders that can provide these type of loans with No Points.
