What ended up being the problem and solution?

Condos and SFH are NOT solutions for a first time investor.  

While many were clawing over the Smokies, Joshua Tree etc and saying that you should only invest in vacation destinations I was quietly investing in a midsize city and enjoy great occupancy 10.5-11 months of the year.

I've done deals, found creative solutions, and, yes—it's been absolutely worth it.If you want a discount link I can provide that as well I would sooner invest in FTX.

This will be a great solution.

Now beyond the obvious, that attacking those who provide housing solutions AT-SCALE, means causing housing PROBLEMS, at-scale.

I would speak to local banks and credit unions since this is where you might be able to work out a win-win financing solution.

If there are roof issues, trees over hanging the roof, debris in the yard or whatever client's are getting non-renewal notices.The vast majority of insurance carriers are unprofitable or have just now started to return to profitability from several bad years.

At that point, it's worth researching and finding a solution that better meets your needs.

I use docusign now but I know there are better solutions.
