We personally require proof of utilities being transferred prior to handing over the keys I haven't yet kept anything in my name - I think if there wasn't separate utilities you may have to go that route.

Thanks, so it sounds like the steps to send the seller are:1) Letter of Intent (LOI)2) Earnest deposit based on a 21-days inspection & financial contingencies3) Coordinate time with the seller to have an inspection & general contractor (GC) walkthrough4) Calculate the amount of repairs/fixes required to see if it makes sense5) Ask the seller for lease docs (estoppels) in addition to rent rolls, maintenance, and all expenses6) See if the bank approves the purchase7) Purchase, send the tenants a document that says I'm the new owner, and start rehabDoes that sound right?

Any online method i can ask tenant to use that can deposit the amount to my bank account which is free for tenants and safe method for me to use. i had issue with one of the check send by tenants (not a tenant fault)and i was about to fall into scam as i tried to deposit the check online but now want to stay away from Checks. venmo/zelle doesn't allow bigger amount transfer.

But, for instance, someone who has lost their job, probates, someone who has been transferred, needs an immediate sale, it's been a long time on the MLS but hasn't sold, plus properties not up to MLS standards so they won’t list well on the MLS, and other of "life's occurrences" are all reasons some people sell on subject to.

Often times the property is sold as a legal process to transfer title; you have a good opportunity to deal with the owner direct (best thru a third party, like an agent to avoid legal issues).

Both Prosper and Lending Club offer loans big enough to cover your 50% down payment.Something I would never recommend to most people, but as a last resort -- if you absolutely knew you COULD pay it off any time you wanted, you could put the down payment or at least a big chunk of it on a credit card and float it between 0% balance transfer offers until you get it paid off.
