The reason I picked this one over others is due to the following:1) Its syncs with Google/GMail & Calendar, and it has several "killer addons" for Gmail & Chrome, which is where I have all of my current contact info. 2) It only costs $15 per month, but, I believe that they have recently increased their initial price to $25.3) It's one of the only CRMs that is heavily centered around social media.

i would strongly encourage you to pick a market within 1-3 hours of where you live that is slightly more affordable and make it your mission for the next year or 2 to learn that market and save up enough cash so you are not 100% leveraged.

However these are probably not move in ready, so you might have to do renovations and you don't recover that.HOA liens are risky and you likely get wiped out at some point.I'd say mitigate your risk by NOT buying condo foreclosures, but neighborhood HOA foreclosures where the HOA dues are more like 400-$600/year, so maybe you pick these up for $1500 and live in a $300,000-$400,000 house for a year rent free.

But it does drive me nuts when I am standing in front of one of new builds and the boys are having lunch and then just drop their drink and the bag and wrappers on the ground where they are standing and walk away.. then I come up and pick it up and tell them what the F guys some dont speak english.. but they get the drift when I am staring at them Of course many dont realize also I am the owner LOL..
