To go the extra mile, you can use Aftershock coating on all flood exposed wood studs and sheathing.

I even refinished my own counters to look like granite with epoxy top coat etc.

Its a bit more pricey and if I remember correctly you need to put a wax coating over top after it dries but we have had great experience with chalk paint.

Yesterday I got a quota from a builder who want to build the 12 townhomes for $90-110 a square foot pushing the final coat for each at $160k comps are selling for $179k.

I used to coat them but found that that would not even last though one resident. 

They won't expect as much as their neighbor with a shiny new kitchen and fresh coat of paint.Good luck finding your first property!

Hi,Need to repair a foam roof on a mobile and need to make a decision whether to use coating without foaming or use of foam and coating.  

Don't apply it too thick because the thicker it is, the more sanding you have to do to smooth it out before painting.  

My guess (as an amateur with limited knowledge) is that a professional charging $50 an hour should be able to get the first base coat down on that entire room in one day.
