hello , I would say it's just not wanting to make a bad deal , or being steered wrong by someone. i'm not a realtor or an investor but I would like to invest in my first multifamily for long time and just don't want to over pay on my first house .

"large yard", "pets allowed", "XYZ school district" (if it's a good school district)People also tend to like when all the bedrooms are all on the same floor, something that college kids sharing a house, for example, wouldn't care much about.Be careful not to say things like "safe area" (that's not your place to say) or "close to elementary school" (could be considered steering)

A recent article I read somewhere quoted an overly aggressive email from a Remax exec chastising agents that weren't steering buyers to their in-house programs.Either occurs during the good times, aka bubble, when a profitable service or retail business wants a bigger piece of an industry pie, such as the (lateral integration) when Lowes and Home Depot expand from just selling windows to installing windows.
