Had our son a few weeks later in July, and did all of the inspections and loan over the next month, and ended up closing in September.

Our engineering team finishes in roughly 2-3 weeks with no major modifications required to our initial architectural plan.

I think flipping is the way to go on this project since it’s my first deal which has always been the plan but very grateful for some guidance. 5 weeks of tear out, wall paper removal 🙃, new electrical, deck supports, HVAC install…we start putting it back together!

He received quotes to remove the texture ceiling, paint the interior, purchase and install new kitchen cabinets and counters (including completing the design), picked out 2 floorings to get quotes which will be provided this week, and determined furnace is beyond saving (I will likely get HVAC quote for him).  

We have six other homes in the same subdivision available, all between $1.5-$6.4M, and some have been sitting for over 130+ days! 

I hit the call last week and then was sent the service contract today.
