If you have ever heard the saying "stand on the shoulders of giants" that's what I did - if it worked for these other investors then I'm just going to start where they left off - after all every month I delayed action I lost a potential $200-300 of cashflow.

Life won't ever go "as planned" but it sounds like you have a good head on your shoulders and you'll be able to make the best of it.

But the most unnatural and strangest even occurred when he saw figures moving around in the dark and then, suddenly, something grabbed his shoulder and pushed him from behind.

Whenever we have one who has decent income (relative concept I know), and seems to have a good head on his/her shoulders, I tell them about this program.  

If one deal doesn't go optimally, you shrug your shoulders and quickly move onto the next deal.

Numerically the $X/mo might be the same as their 20% cut of net profit, but an important difference here is that now it's 100% your property, you don't have someone looking over your shoulder every time you sign a new tenant, etc. - The 20% owner wants a one time payout.

People are going through a lot in these situations, if and investor can stepin caringly with their needs in mind and figure out what can be done that's a heavy weight off a family's or a person's shoulder.
