But to touch on the earlier point, physical asset investing under the nature of debt, efficiencies of scale, tax benefits/drawbacks, and the power of delegation before you dip your toes in.

Stress, theft, bad tenants, repairs, acts of nature, and people who dont know how to take care of a house happen.  

@Alexandra Joy I think the fact that you’re also the landlord may make you more sensitive to the request.

The biggest thing though is retail is not entirely price sensitive.

UNLESS, you’ve got a big *** house and the smoke was not confined to a small area.If anything, I'm MORE sensitive to smoke because of my smoking past.
