For those who have a hot tub for your rental, may I ask how much you schedule maintenance and how much you pay for that maintenance?

Quick google search i found on the 1040 tax return, schedule E,line 12.

Use the title company or closing attorney to draw up the contract, amortization schedule, and file the lien.

Their schedules are full. 

But then it was a nightmare of communication, we soon realized that we had to do a bunch of songs and dances to convince them to sponsor our deal, it took 4 or 5 days for them to make time to sit down with us only to tell us that we needed to schedule another meeting in another 4 or 5 days to get Tyler on the phone and let us try and convince them to sponsor us and by that time someone else was awarded the deal and we lost out.

One strategy could be to make accelerated payments on a 20-25 or 30 year mortgage which can reduce the scheduled payments 6-7 years.

We do have multiple goals for this property (personal use is very low on that list just due to work, crazy schedules, etc.) and they are panning out.

You can also hire a company simply for cleaning and maintenance, but you will be actively managing them, communicating with the guest, scheduling the cleanings and repairs, etc.

I know it will be hard to accommodate everyone's schedule with a group like this.
