If I look to get a loan from private lender how can I screen him to check if he is doing it legally❓And how to secure myself against loosing any upfront fees if this become a scam❓ By putting it on escrow❓Any advise😎✔️❓

Examples : signing personally on a loan for your Ira owned property, using your Ira property for personal gain, investing money out of your Ira to a scamming con artist, not understanding when and how an Ira investment can have UBIT UDFI tax.

They just seem like a great opportunity from the cost standpoint, but I can understand how that would ensnare unsuspecting newcomers thinking they could by a townhome/condo for pennies on the dollar. 

The last thing you want to do is put ten's of thousands of dollars on the line and find out that your working inexperienced people or worse... scam artists.

It's a border line scam IMO, but I as relatively new so it would be good to hear the other side of the argument. 

I've had a contractor do me dirty but I'm just waiting for the tides to turn and destroy her scam in a major way!

Just beware of scam HMLs that require a payment for a prequalification or application fee.

A buyers rep is the very first thing most agents will have you sign.... not us we think they are a scam.
