I went through a lot of contractors, etc, but finally think I got my team established for the long haul after trial and error.

I am signed up to attend the Rookie Real Estate Bootcamp starting this Fall, and am looking forward to the knowledge and opportunity that the camp will bring. 

My wife and I have been investing for about two and a half years now - we have learned a lot from many rookie mistakes we made ourselves, haha. 

Its amazing to me how many rookie investors want to reinvent the wheel.

Fast forward to this past summer, started having some issues and was wondering if anyone else works with them and can provide some oversight 1) prop mgmt agent - we switched to a new agent and we have been having issues (addressing us by the wrong name/gender/etc, spelling errors in emails, long response times, one word responses to issues that were outstanding for a while, not contacting the right person despite us requesting several times, etc.) 2) issues with communications regarding finding a new tenant - we were notified in October '23 that our tenants were not renewing and we requested that our unit be shown prior to vacancy in January '24.

I didn’t realize I had to get a signature on the application (rookie mistake) on the application to do a credit report, so I just did a criminal report and an eviction report.

Tenants save money when using a shared meter, so there's plenty of room for error when calculating how to distribute the charges.
