I had some gutters damaged by a hail storm last year, the insurancae company paid about $4.50 a linear foot, prices I heard ran from $4.50 to around $6.50 a linear foot, according to the contractor and the type of gutter used (this is in Dallas)

That is a "crushing it" deal you landed.With section 8 paying you will ride the government gravy train.Paul you haven't said if you will be buying all cash.I don't like the fact the house is from 1973.You have to worry about lead based paint and the EPA instead of being built in the later years.You have to worry they just put lipstick on it.Remember many of these companies do not care about you they just want the check.A connection should be formed with someone local to the area wanting to form a relationship with you that will last generations and help you get into good deals where you will not be into trouble down the road.I can tell you just 3 to 4 years ago getting houses for these prices was unheard of.It will not last forever.

I'm going to go back to your question about the roof,,,if my inspector says a roof is in good shape, no signs of leaking, being 18 years old doesn't bother me at all, I replaced the roof on my residence last year (because of hail storm, insurance paid for it), it was the original roof from 1986, no repairs ever done, now I have walked away from a deal in part because of roof condition, but not age

The property owner can redeem the lien anytime after the foreclosure has been started (within 2 years of lien purchase), and the moment the judge signs the decree. if you don't start the foreclosure within 24 months, the lien expires and the property owner enjoys the free ride.

I think it's much more likely that Annette will discover, absent someone she knows personally willing to buy her note opportunity, it's a lot of work to play in the pro note buyer's world...for ONE note.I bought my first note in 1989, a second that provided a wild ride like no one can believe and a priceless education on what can go wrong with a TD note.
