Hi everyone, I’m asking here to see if I can get some insights and peace of mind for my upcoming four-point inspection for insurance since my current carrier won’t renew after May of this year.I own a rental SFH in South Florida (Broward).

I had requested it since move in and kept being told upon renewal, the next year I requested it mid lease and was told that a lot of new awesome upgrades were gonna be done on my next renewal and she was really excited for me. 

I've not had a turnover of any of my properties in Bixby  for several years as tenants just keep renewing leases.. 

In terms of them renewing if they are existing have them fill out a rental application.

When the tenant renews the lease I plan to bump up rent $50 so I'll only be paying $20.

Prime Corporate Services fees were lower: $2275 for set up, $110 annual renewal, $9.95 per month per LLC.

I'd like to simply part ways and serve them non-renewal papers.

You could only do this at renewal time though. 

If his lease ends soon, make sure you give him proper notice (it might be ninety days) that you’re not renewing. 

No.Solutions: 1) Stay out of it 2) Camera the laundry room and check the condition of the washing machine after each time you see residents using laundry, charging the prior user for any damages. 3) If you are convinced it is the mechanic and they aren't worth keeping as residents, non-renew them at the end of their lease.
