It's the same case for hiring a highly referred plumber who will fix the leak and a few other things for the right price, or take the new guy no one has ever heard from and your leak has now turned into an explosion. 

I would have this tenant refer back to the lease that they signed for what is covered and what is not covered. 

Look for reviews, ask for references, and verify that the properties are in desirable areas.

I always thought the saying “Cash is King” refers to buying power/ out-competing other offers that are using financing by offering cash, and that “Equity comes and goes but the cash always flows” was the trope of the “cashflow is superior to appreciation” crowd.

Regarding Interconnection, keep in mind (same reference as the above link) "The typical project built in 2023 took nearly 5 years from the interconnection request to commercial operations."

Just didn't do a reference check, maybe that is the key.
