There are some areas maybe within an hour or so from where I live where they could probably cash flow nicely but I'm mostly looking at out of state opportunities in more standard cash flow areas like memphis, etc.I can see how some people would feel comfortable knowing that in a pinch they could go by the property, but honestly if I have to drive an hour away to look at something, then it's really not the kind of investment I want anyways.

(this will not be me, but I'm afraid it will be another friend in the building and I'm trying to help both of us out at the same time).This is a slight stretch and just commentary, but a primary residence owner needing to sell their house in a pinch due to this rule, rather than renting it out, actually has the potential to drive the value of the other condos down.

There is no requirement in our area for local contacts, but I have my cleaner and my neighbor as needed.You can always see if one of your neighbors is friendly enough to keep an eye out in a pinch.

Relatively new to the area and want to meet people, this is a good way to start.If it were me in this situation, I would call up the promoters of the event and ask (as a new guy) if I could bring a grocery store cake and have them announce our new member Christopher brought everyone a welcome gift of a big chocolate cake....Maximum expose for you, at the first meeting for a few bucks, and meetings 2 3 and 4 you are a known person--the cake guy, making conversation easier and more to the point.Just my 2 cents.

I've used a similar service called Rhino at an old brokerage that alleviated the pinch many tenants experience in coming up with security deposits, but those terms were negotiated at scale (we had over 13,000 doors under management).

We are members of NARPM, which has some member suggested standards, but there are no national or state laws requiring a PMC to join them.While there are MANY terrible PMC's out there, in our experience there are also a lot of naive and penny-pinching owners that still hire these terrible PMCs and keep them in business.Again, you typically get what you pay for.
