My first home was 6% and my wifes was 8%, so people looking at 7% today as crazy - that was normal.

I think people were/are just trying to avoid agreeable gray.

Get them out and start with leases and only rent to people that you have screened. 

thats horrible, hopefully you can get some of the cash back. there are just horrible people in this world.

A lot of people spend their time doing this, but it's not a good use of time because it can not teach you anything relevant without seeing each one in person.

And this is a biggee wading through the fake lenders or the Joker brokers that tell you what you want to hear  but cant get the deals funded and you lose the deal and a lot of money.3. with actual PML  private people  usually have very limited funds so cant scale with them.. they can have a life event and just stop doing loans all together..

Just know that it is a "no days off" kind of business and very mechanical.I would suggest documenting your process via video so that eventually you can bring people on to replace the different hats you will be wearing.Keep in mind of these 5 components of any wholesale business.lead generation, deal sourcing, underwriting, marketing, transaction coordination.

Yes, you need a team, however you can't just assemble people together and call it a team.
