I know that Scottsdale has been looking into/enacting STR related laws and plan on looking into the Mesa/Tempe laws as well.

With prices so high here in San Diego I've been debating on looking out of state.

I couldn’t imagine the terror of being trapped in a burning car as onlookers desperately try to save you by opening the doors to no avail .

Just my perspective but based on looking at several factors that affect the economic health of the country.

Even they do rehab as well as I, so no difference there on looking for the good deals to start with

@Steve Vaughan made a great point on looking at the cost to close a loan compared to the value of the lower cost property.

It just so happened though that I hit the time in my life where I really needed to take on looking for a new home at a time when this one I found was already too far gone into the wrong hands than I seem to have been able to go to save it, and preserve and value it for what it is, and was. 

I would recommend going to a local REIA in the cleveland area ( here is a hyper link that may help you with that :  https://www.biggerpockets.com/forums/521-events-an...To answer your next question, you have to do a lot of research to see what type of market Cleveland has and more specifically what neighborhoods you are focusing on look like from a selling price perspective.
