Sorry that doesn't help for your neck of the woods, hopefully someone from California will chime in. 

They’ll then lend you the lesser of: 75% of the appraisal or the original purchase price (plus original closing cost).I found that in my neck of the woods, most mortgage brokers are familiar with this product and can find a lender who will do the deal.  

There are a lots of folks on BP in that neck of the woods.

The high school kids that showed up with limited supervision took beer bottles as they finished them and popped them neck first through the drywall in the living room, leaving the bottom or the bottles sticking out of the wall. 

I find both Craigslist and FB Marketplace to be pains in the neck.
