That's a rookie mistake.

After Browsing through many discussions that pricked my interest one stood out among the rest and that was "The 5 Biggest Mistakes New Investors Are Making Here In The Forums" by @Jonathan Greenewhere he wrote about1.

I would say try to see if there's any local Real Estate meetups in your area and start networking with other likeminded people so you can also pick their brain and learn from their mistakes.

This turned out to be a mistake since I might have paid more than what I really wanted to. 4th and final lesson, be in tune with the area that you're buying!

By the time you pay for shipping and mistakes you will not be saving any money.

@Jason GriffinRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Do not make the mistake I did in thinking that Vacasa is in anyway a property management company. 

It was our fault so it is what it is, but it sucks that an honest mistake that would have been a super tiny inconvenience for the guest ended up being a huge thing for us with a monetary fine and likely lots of money lost in future reservations.  

Huge mistake - almost everything has gone wrong, the Property Manager they set me up with was unable to manage, had to fire them, find a new PM, and more than a few other problems.
