I've found that Rentometer either overestimates or underestimates the rent depending on the location and condition of the property (e.g a house with updated kitchen, bathrooms and flooring will have a higher rent than a house where everything is 15 to 20 years old but still functional).

I've tried it and been screwed with it more than once.Bathrooms get semigloss light blue, kitchens get this semigloss light orange/salmon color that we like, living areas get a light gray that doesn't fade easily.Over time, you see the white oil paint, anywhere it's in the dark and not exposed to sunlight , with yellow and darken.

Foreclosures, short sales, and off-market deals can provide these opportunities.Target up-and-coming neighborhoods with increasing home values rather than already hot areas.Research comparable recent sales and get an inspection to accurately estimate the after-repair value (ARV) before making an offer.Follow the 70% rule - the purchase price plus renovations should not exceed 70% of the ARV to leave room for profits after selling costs.Focus renovations on maximizing returns - kitchens, bathrooms, curb appeal rather than over-improving.Hire experienced contractors and have a project manager oversee work to keep things on schedule.Price the renovated home at or just slightly below comparable recent sales to facilitate a quick sale.

The best drywall job I got was when I had the entire first floor (9 foot walls and the ceiling too) -- living room, kitchen, bedroom, bathroom, the back hallway, and the upstairs bathroom all drywalled AND textured for $2,000.
