The identification must be in writing, signed by you and delivered to a person involved in the exchange like the seller of the replacement property or the qualified intermediary.

This question should be posed to your intermediary- their entire reason for existing is to help you defer every cent of your gains.

Legal title to one of the properties must be acquired and held or "parked" by the Qualified Intermediary during the Reverse 1031 Exchange.  

It will go to your qualified intermediary for the 1031. 

I would research it a bit more or talk with a 1031 qualified intermediary about it but it is possible.  

I just sold my condo and the capital gains are sitting with a qualified intermediary.
