Need help, Hold or Sell?

I have a SFR which has gone up dramatically in value. It is now worth approx. $275-300k, rents for $1850/mo after all expenses my CF is $700/mo. I owe $115k on it. Also own another mobile home with land, worth about $100k (no mortgage) Rents for $575, CF is $425/mo. Total CF of $1175. Could I take the $260k, do a 1031 exchange and do better than I am doing now? Kind of confused on this issue because everything around here is very expensive now, so not sure where I would reinvest the money. What sort of return do multi family units bring? Would love to see a return of at least 10 percent on the $260k if I sell. BTW, I am in the Charlotte, NC area.
