I'm very familiar with how DSCR loans work, as well as hard money fix n flip since I primarily use fix n flip loans constantly for my business(I don't own any multifamily properties yet, I primarily do fix n flips at the moment).. 

Wholesaling is when you assign a contract and never take ownership, or if you double close the end buyers funds are still what purchase the property for that brief moment when you close on it and then they close on it. 

I have never used and am not familiar with them (but am seeking funding at this very moment!)

Sometimes, stepping out of your head and focusing on someone else’s journey can be incredibly grounding.

The problem to the solutions of having a window AC or portable on standby is that if your portfolio is large you will have to have $10s of thousands of dollars of ACs for "just in case" moments.
