@Tony Velez, Good way to follow up.. try to source the area and ask tenant in #2 to try and limit smoking times and areas if possible that's causing the problems,, people with asthma and allergies are more sensitive and could get a doctors note saying they can no longer live in unit due to second hand smoke and you'd be hard pressed to hold them to their lease if you can't solve the issue. 

I have to work hard to find deals for my clients now looking for owners that have a pressing need to sell.

I just signed the sales contract on it today so am not pressed for time.
