If you can hit a hot spot showing people how they can get rid of something painful you will get a response.The other part as someone mentioned is being persistent.

The entire area you mention is a hot spot for rentals.

A hotspot for location is the Ballpark Lofts and the apartments located at 2300 Walnut street which are right in the middle and walking distance to everything Downtown and RiNo have to offer.

I know the area well and remember what Francisville, Brewerytown, Fairmount and the Temple University (all neighborhoods in North Philly) were like before they became the next real estate hot spots (when it looked much like the Bronx). 

SO, The idea in short terms is, lease a nice apartment or condo in a central location close to the hot spots of Miami, put the place on Airbnb and POSSIBLY be able to pay for the lease as well as some cash flow.

This location is about halfway between Fountain Square and Irvington which are two hot spots.  

This isn't a beautiful area, and Binghamton is a hot spot for investors right now. 

Kim- I would do a market analysis of the area to determine if it's a hotspot.

The lot is only 4040 sq ft which is pretty small but it's in a hot spot of town that is near all of the bars and restaurants and a group of investors are building across the street a townhouse facility.
