At the end of the day, as long as you have confidence in your numbers & have made reasonable assumptions, it will work out with a 5+ year time horizon.

Historically low interest rates follow a recession so there's also solid evidence to believe a lower interest rate environment is on the horizon as well which typically will increase pricing.
