Would you suggest subdividing the property, building a single house, or building multiple cottages/ tiny homes?

Self managed HOAs are usually undercapitalized so you want to take a thorough review of the condition of the community to make sure there isn’t deferred maintenance because you might get hit with a special assessment if the board isn’t setting aside cash for those capital improvements.At face value, taking into consideration my typical financial objectives, I wouldn’t do this deal unless it was a much lower price.

Typically will be rent by rent strategy (which is tough for none owner occupants) or College rental.   

I don't know any builders here, so I am wondering a few things: - Does anyone have a builder that would be interested in doing a single infill project (there is another infill lot going up on the street, might try and connect with them) - I am in between paying for it myself with cash during construction (maybe the home will cost 150-200k to build?)

We bought it as our personal home initially and then we started getting intrigued with real estate and air bnb If you bought it as your personal residence then I would assume you have a pretty good interest rate on the property with your loan.

I bought 2 homes and am using a property management company.
