The current landlord pays heating(boiler for both units) and electric on one.

@Cameron Belknap FHA loan rules in HUD 4000.1 mention not counting the basement as part of the Gross Living Area; however, part of the FHA requirements found in HUD 4000.1 includes a section on “converted spaces” which states:“The Appraiser must treat room additions and garage conversions as part of the GLA of the dwelling, provided that the addition or conversion space…is accessible from the interior of the main dwelling in a functional manner; has a permanent and sufficient heat source… and was built in keeping with the design, appeal, and quality of construction of the main dwelling.”Furthermore,“The Appraiser must analyze and report differences in functional utility when selecting comparable properties of similar total GLA that do not include converted living space.

I may have broken the cardinal rule by purchasing a multifamily mixed use commercial/residential property in Michigan that has shared utilities AND electric heat.

Garbage, water/sewer, heat for boilers (multi family), etc? 

Currently, I have a few smaller projects on a couple of houses: carpeting/tiling floors, painting walls that contain LED paint, installing A/C and heating system, installing light fixtures, installing appliances, making sure electrical wiring is safe, installing recessed lighting, insulating/waterproofing medium size room in the basement.

Plus approx $20 for utIlItes (heat and water are Included in my maintenance).

I am considering selling the one good furnace and not run any ductwork to the apartments and replace the system with electric baseboard heat (or any other suggestions that you may have).My concern is tenant push back on higher electric bills for heat.

The yard is tiny and the tank was right in line with the heating unit about 10-15 feet away.

Hi @Nick Jordan I didn't have cleaning performed but I had Metro Heating & Cooling install central AC and they were great.

Typically on heating oil tanks you will have some soil contamination around the tank from over fills and small spills.
