I see you're hailing from Philly, and though I am more a Steeler fan, I have a place in my heart for the city and region.  

Understand the landlord policy and be clear about what's covered (wind/hail/water etc.).

In Dallas you get hail and high winds and the insurance tends to be higher.

For example I have a property with a flat roof that suffered hail damage.

Roofs can go over 20 years, unless there have been a lot hail events at the location.If you drain the hot water tank at least once a year, you'll get a lot longer life out of it.

So a big hail storm just came through town and shred a large part of the ciy with tennis to baseball size hail and 70+ mph winds.

Not covering water in Florida is like not having adequate wind and hail storm in Oklahoma or no Earthquake in California.

I get emails from wholesalers all the time, re pumping a property with a new lower price... seems like they are sending out the first one with a hail mary fat profit to them price, and then dropping it every week...
