Came across a compelling property that meets the 1% rule easily with tenant in place. However, the house is 15 years old, and the HVAC/Roof/big ticket items are nearing the end of their lifecycle. Opinions/experiences buying properties like this one that haven't had any issues in the past but are nearing the end of their lives? There's no indication that these items actually need to be replaced yet.
